TEMCO's 130-bed specialised hospital is sited within the Sir Seretse Khama International Airport Special Economic Zone (SSKIA SEZ).

The location matters for the economics over the 25-year operating horizon. Qualifying developments in the SEZ benefit from the statutory fiscal stack — a 5% corporate income tax rate in years one to ten (then 10%) and 0% customs duty on qualifying medical equipment. The modelled impact of these incentives is shared with qualified partners by invitation.

Airport-adjacent siting also anchors TEMCO's medical-tourism position: by 2029, a patient from Lusaka, Harare or Johannesburg needing specialist care can fly direct to Gaborone — 90 minutes from the gate to the hospital — rather than travelling to South Africa or India.
